South Toms River, Ocean County
South Toms River is a borough of about 1.2 square miles on the south side of the Toms River, across from Toms River Township, and bordered by Beachwood and Berkeley Township. The Garden State Parkway cuts through the middle of town with Interchange 80, where U.S. Route 9 joins the Parkway, and County Route 530 (Dover Road and South Main Street) crosses the borough. Incorporated from Berkeley Township in 1927, it had about 3,640 residents and 1,140 housing units in 2020, nearly all occupied year-round.
The Garden State Parkway bisects South Toms River, and Route 9 enters from Beachwood to meet it at Exit 80. Homes close to the highway or along Dover Road can take longer to sell to retail buyers who worry about noise and traffic. We buy houses near the Parkway and main roads for cash, without waiting for the right buyer to come along.
The borough sits on the south side of the Toms River and is one of 11 Ocean County municipalities in its watershed. Homes on lower ground near the river can raise flood-zone questions for buyers who need a mortgage and insurance. We make cash offers that don't depend on a lender's flood requirements.
Only about 5 percent of South Toms River's housing units were vacant in 2020, and the borough is also on the Pinelands Commission's list of Pinelands municipalities. Unlike the shore towns nearby, there is little seasonal housing here. Whether you own a long-held family home or a rental with tenants in place, we can buy it as-is.

Questions from South Toms River sellers
Yes. Highway noise or traffic doesn't stop us from buying, and we pay cash for the house as it stands.
No. South Toms River is a separate borough with its own offices, but we buy houses in both towns.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
