Stone Harbor, Cape May County
Stone Harbor occupies the southern part of Seven Mile Island, with Avalon to the north and North Wildwood across Hereford Inlet. Stone Harbor Point, a protected preserve of beach, dunes, and tidal flats, is at the south end. County Route 657 connects the borough to the Garden State Parkway and Route 9. It grew as a resort along the West Jersey and Seashore Railroad, sold to Philadelphians looking for second homes, and became a borough in 1914. It had about 800 year-round residents in 2020 and more than 20,000 in summer.
In 2017 the borough, Stockton University's Coastal Research Center, and the local property owners' association placed water-level sensors in flood-prone parts of town. The borough has also been developing a 10- to 25-year flood management plan. Street flooding and flood-zone rules affect what a buyer pays for insurance. We buy Stone Harbor homes without requiring flood insurance.
In 2008 an average single-family home in Stone Harbor sold for about $2.5 million, and in 2017 its ZIP code ranked third in New Jersey by median sale price. At those prices, buyers scrutinize every inspection item and often negotiate hard over repairs. We make an as-is offer and don't come back asking for credits after an inspection.
Stone Harbor was laid out as a second-home resort, and it still is one. In 2010 it had about 3,250 housing units but only about 440 households. Many houses have passed down through families, and settling an estate from out of town takes time. We buy family beach houses with their contents and work with every heir on the title.

Yes. Everyone on the deed signs, and we work with each owner and their attorney to keep the sale on track.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
