Oradell, Bergen County
Oradell is a borough on the Hackensack River about 15 miles from Midtown Manhattan, bordered by Dumont, Emerson, Haworth, New Milford, Paramus, and River Edge. Kinderkamack Road (County Route 503) runs through the middle of town, and Oradell station on the Pascack Valley Line sits at Oradell and Maple avenues. Incorporated in 1894 as Delford and renamed in 1920, Oradell is home to the Oradell Reservoir dam and has about 2,850 homes.
The concrete dam built in 1921 formed the Oradell Reservoir and greatly reduced flooding in eastern Oradell. During Irene in 2011, though, the reservoir rose two feet above the dam and worsened flooding in Oradell and New Milford. Flood history and flood-zone maps affect buyers' insurance and loans. We buy for cash, as-is.
The Hotel Delford went up in 1870 after the railroad reached the area, and the 1897 Atwood-Blauvelt mansion on Kinderkamack Road is a known example of shingle-style architecture. Older Oradell homes can carry original systems and decades of updates of uneven quality. We buy without inspections, so none of that needs sorting out first.
Kinderkamack Road is the only significant road through Oradell, so it carries most of the borough's through traffic. Houses fronting a busy county road can take longer to sell to families shopping on quieter streets. We make offers anywhere in town and close on your schedule.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
