Stafford, Ocean County
Stafford Township runs from the Pine Barrens at Warren Grove to Manahawkin Bay in southern Ocean County and is the mainland gateway to Long Beach Island. It borders Barnegat, Eagleswood, Little Egg Harbor, Long Beach Township, Ship Bottom, Surf City, and Harvey Cedars. Sections include Manahawkin, Beach Haven West, Ocean Acres, Cedar Run, Mayetta, Bonnet Island, and Cedar Bonnet. The Parkway meets Route 72 at Exit 63, and Route 9 runs through the township's center.
Beach Haven West was dredged from salt marsh starting in the 1950s, creating more than 130 saltwater lagoons with lots about 50 feet wide on the water. The first model, an expandable Cape Cod, opened in 1957. Older lagoon houses often need bulkhead, elevation, or system work that buyers balk at. We buy lagoon homes as-is for cash.
Beach Haven West and Ocean Acres began as resort developments in the 1950s and became year-round neighborhoods in the 1980s. Stafford grew from about 3,700 residents in 1970 to more than 28,000 in 2020. Houses from that growth are now decades old and may need roofs, windows, or heating updates. We buy them without repairs.
Stafford is partly in the state-designated Pinelands Area and partly in the Pinelands National Reserve, and Warren Grove is rural Pine Barrens land shared with Barnegat and Little Egg Harbor. Pinelands rules can limit what a buyer is allowed to build or add. We buy houses on wooded and rural lots in their current state.

Questions from Stafford sellers
Yes. We buy lagoon homes with aging bulkheads, flood-zone issues, or original 1950s and 1960s layouts, and we pay cash.
Yes. We buy Ocean Acres homes as they are, so you don't need to update or clean out the house first.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
